3D Virtual Tour Companies: How to Transform Your Real Estate Listings

The 3D virtual tour companies you relied on last year now come with platform politics attached. CoStar bought Matterport, Zillow pulled Matterport tours from its platform overnight, and Realtor.com’s parent company acquired the maker of iGUIDE. If you haven’t revisited your virtual tour strategy, now is the time.

This guide cuts through the noise. Here is what actually works for residential agents in 2026, what it costs, and how to protect yourself from the corporate wars going on above your head.

Two Decisions, Not One

Most agents think choosing a 3D virtual tour company is one decision. It is actually two.

The first is tour technology — what creates the immersive experience. The second is hosting and distribution — where your tour lives, how it syndicates to portals, and whose brand shows up on Zillow.

Most agents only think about the first decision and end up at the mercy of whatever deal those companies have with the portals that week. Getting both right is how you stay in control of your own listings.

3D Virtual Tour Companies: The Tour Technology Options

1. Asteroom — Best DIY Option for Residential Agents

Asteroom was built specifically for real estate agents, and it shows. Using your existing smartphone plus their affordable Pano Kit, you can shoot a 3,000 sq ft home in about 15–20 minutes. The platform automatically produces a 3D dollhouse view and a 2D floor plan, and every tour integrates natively with Realtor.com.

2. CloudPano — Best DIY Option If You Own a 360 Camera

CloudPano is a step up in quality and flexibility from Asteroom. However, it requires a dedicated 360 camera — this is not a phone-based solution. The platform is well-regarded by real estate photographers and agents who do significant volume.

3. iGUIDE — Best Hire-a-Pro Option for Floor Plan Accuracy

iGUIDE uses a professional-grade PLANIX camera with a built-in laser rangefinder to produce ANSI Z765-compliant floor plans — the standard accepted by appraisers and insurance companies. You do not operate this yourself; you hire a local iGUIDE-certified photographer.

The ownership picture changed significantly in late 2025. REA Group, the parent company of Realtor.com, acquired a majority stake in Planitar, the Canadian company that makes iGUIDE. Preferential Realtor.com placement is therefore likely on the way. Additionally, iGUIDE tours syndicate through standard MLS IDX feeds to Zillow without the platform conflicts that affect Matterport — making it the safer choice for agents whose sellers prioritize Zillow visibility.

What you need:  A certified iGUIDE photographer in your market. Check coverage at goiguide.com

Key Features:
  • Measurement-grade floor plans accepted by appraisers and insurance companies
  • Realtor.com-favored following REA Group acquisition
  • Zillow-compatible via standard IDX syndication
  • Partnership with Verisk for insurance documentation

Best For:  Luxury agents, agents who need accurate floor plans for appraisal or insurance purposes, and agents who want strong Realtor.com placement

4. Matterport — Best Visual Quality, But Use Strategically

Matterport still produces the best-looking 3D tours available. The dollhouse view, the visual immersion, the measurement tools — nothing else matches it for marketing impact on a high-end listing. However, CoStar’s $1.6 billion acquisition in 2025 changed the rules. Zillow pulled all Matterport tours from its platform in October 2025 and has not restored them.

That does not mean Matterport is finished for residential agents. It does mean you need to use it with eyes open.

Where Matterport still makes sense:
  • Your own listing website or single property landing page
  • MLS submission (the tour syndicates wherever your MLS IDX feeds, minus Zillow)
  • Email campaigns and social media
  • High-end listings where visual quality justifies the trade-off
Where it creates a problem:
  • Any listing where Zillow visibility is a priority for your seller
  • Agents who rely on Zillow as their primary portal

What you need:  A Matterport-certified photographer. Check matterport.com for local service providers.

Pricing:  Varies by market and property size — typically $150–$400+ for residential.

Best For:  Prestige listings where maximum visual impact matters and the Zillow gap is an acceptable trade-off — especially when paired with a hosting platform (see below) that keeps your branding intact everywhere else.

A note on Zillow 3D Home:  Yes, it’s free. Yes, it works with your iPhone. However, the output quality reflects the price. It is adequate for a rental unit or an apartment building. For a residential listing where presentation is part of your value proposition to the seller, it is simply not the right tool. Your listing photos represent you — your 3D tour should too.

The Platform Layer: FloorPlanOnline / HomeDiary

This is the piece most agents do not know about, and it may be the most consequential decision on this list given the current portal wars.

Full disclosure: I use FloorPlanOnline/HomeDiary for my own listings and have for years. There is no affiliate relationship, no promotional arrangement, and no compensation of any kind. I mention it because it solves a real problem and I have not found anything else that does what it does. More on that below.

FloorPlanOnline/HomeDiary is not a 3D tour tool. It is the platform that hosts your tour, distributes it, and keeps your brand on it everywhere it appears online. Think of it as the intelligent wrapper around whatever tour technology you choose to use.

Is there a direct competitor? 

Depends on what you need. Tools like CubiCasa and magicplan handle floor plans quickly. DomiDocs and HomeZada cover home management. Matterport and iGUIDE handle tour capture. But none of them combine tour-agnostic hosting, portal-neutral MLS distribution, branded syndication across portals, and the homeowner lifecycle tools in one platform. If you need just one piece of the puzzle, there are options. If you need the whole system — particularly the Brandkeepr protection and the ability to host any tour technology behind one MLS link — nothing else I have found currently does it.

It hosts any tour technology. 

Matterport, iGUIDE, Asteroom, CloudPano, or just your professional photos. You upload your existing tour link or photos, and everything lives in one place under your brand. If you want Matterport’s visual quality but also need a portal-neutral home base for your content, this is how you get both.

Most MLS systems only allow one 3D tour URL in the IDX feed — that one URL syndicates everywhere. HomeDiary gives you one portal-neutral link that works regardless of the underlying tour technology. You are not locked into any single platform’s relationship with the portals.

If you are not in a covered market, the platform is still fully available in self-service mode. You upload your own photos and existing tour link, and their production team handles floor plan drawing, photo enhancement, and tour assembly. The AI video add-on is available everywhere regardless of full-service coverage in your area.

What Should You Actually Do?

The right combination depends on your market, your volume, and your sellers’ expectations. Here is a practical framework.

For most residential agents:  Great professional photography first — that is always the foundation. Add Asteroom or iGUIDE for the 3D tour depending on whether you want to DIY or hire out. Host everything through FloorPlanOnline/HomeDiary for branded, portal-proof distribution, and add the AI video so your social content is already done when the tour goes live.

For high-end listings:  Matterport for the visual impact, hosted through FloorPlanOnline/HomeDiary so your brand stays intact across every portal and the Zillow gap is actively managed rather than ignored.

If you want to DIY everything:  Asteroom for the lowest barrier to entry, or CloudPano if you already own a 360 camera. Either way, still consider HomeDiary for the distribution layer — the tour technology decision and the hosting decision are separate, and getting the second one right protects the investment you made in the first.

Professional photography remains your first priority. Everything on this list is a level up from that foundation, not a replacement for it. The agents who win with virtual tours are the ones who treat the whole package as a marketing system — not a checkbox.
